Scope of Services

A.1 Concept Design (15% complete)

The start of the project will involve a briefing period. We like to familiarise ourselves with you and understand your wants and needs for your home and more broadly how you like to live. We also research the wants and needs of the local context from an environmental and local community point of view, and both will inform how the designs foundation is formed. We can evaluate how you, your home, and the local community can all benefit from one another.

We will align the brief with your budget and timeframes, and sketch a design that will reflect this brief.

By this stage, we will have an idea of material, a general plan, scale and form of the design.

A.2 Design Development (35% complete)

With the information at hand from Concept Design, we can dive deeper into the design and rigorously test and test and test through the means of drawings and 3D modelling.

We will further develop the plans and elevations so that Local Government compliance is considered in preparation for an overall package ready to submit to council.

Depending from project to project, we may begin to engage specialist consultants such as environmental assessments, engineers, town planners, etc.

A.3 Development Application (40% complete)

We like to sit with Planning Officers in local government and work together in delivering a clear and concise design package that they can understand.

This involves informing of our intent and our wishes for the development, and listen to their thoughts to implement into how we can create the best possible outcome for everyone.

Before submission, we recommend engaging a cost consultant to evaluate the design against the budget furthermore.

A.4 Construction Documentation (80% complete)

This is where details and connections really matter to us. Investigating how materials connect with one another, and how they behave to various climate conditions and circumstances are truly tested and understood.

We will deliver a drawing package, specification and schedules that inform the builder everything they need to know to build a building. This package will be part of the contract and everything that is included will be priced.

It is important that this scope of the process holds weight and time as it will be the document that every stakeholder refers to during the actual build process.

A.5 Contractor (Builder) Selection (85 %complete)

We will guide you through the process of selecting a builder, whether it be in the way of negotiating with a builder you know, or organising a tender package to receive feedback from several builders.

We will guide you through the process of the building contract and negotiate any terms on your behalf reviewing pricing and timeframes as instructed with the contract.

A.6 Contract Administration – to practical completion (100%)

At this stage of the process, we will review shop drawings from sub contractors, review progress claims for payments, defects, time instructions and/or variations to the project against the laws of the contract.

We ensure that the contract is being upheld by all parties involved and the details are done right!
